When you buy a home, you start to realize the value and importance of ownership. Deeds, insurance, and title are important when it comes to home ownership. I was buying a home a few years ago. The house was selling for an incredible bargain. I almost couldn’t believe it. I jumped on the wagon and wanted to pick it up before anyone else did. In escrow i realized that it was a problem property. There were a lot of complications on the property. The property was a multi unit building. It was a 4 unit property but the previous owner made illegal extra rooms and was renting out a total of 12 units. 12 units on a 4 unit property. Crazy right? I calculatd the cost of construction and calculated the cost of relocation fees for all of the tenants and realized that the deal wasn’t so great. Needless to say that i didn’t close on the property. Title is also important. I didn’t let title company do what it was paid to do for that house because i already know i wanted out. But if titled came back, i probably would ahve found title issues as well. Two things are important, title insurance and title company.
